With phases 9 & 10 of our exterior maintenance repairs approved and set for
scheduling, it occurs to me that now might be a good time to send along the enclosed
letter. It is my hope you may find it helpful in bidding for and obtaining board.
approval for future projects, whether at The Vineyard or elsewhere.
It's been a pleasure working with you, thank you again for your attention and
thoughtful consideration.
Sincerest best,
Ryan Fleming
To whom it may concern,
Letters of reference, in my experience, are often lacking in exactly that - a genuine point of reference.
Regularly they seem to wax poetic about very specific concerns, or a limited scope. This leaves the writer relying.
on the grace of the prospective reader to adapt their observations to suit the concern at hand.
To paraphrase an Emerson quote, as individuals, '...we seek the approval of a qualified critic.' If I can rightly
assume my reader is a volunteer member of a homeowner association board, then I'd like to assure you, I feel.
myself to be a profoundly qualified critic. Further, with respect to work performed by James. E. Williams & Son,
Inc. I give my wholehearted approval.
Our association board and members have been working with Jim's group for a few years at this point, and our
experience has been exceedingly positive. We've recently concluded a 10-phase exterior maintenance project that.
stretches across that time; a term which has included changes in a number of board seats, mine not included.
My experience is that, James. E. Williams & Son, Inc. has been consistent, responsive, adaptable, and highly.
competent. The issues that commonly arise for association boards, I'm sure, are often very similar in nature. Jim has
handled each that presented itself to his team with grace and professionalism. While our project was seen as a
tremendous benefit by the majority of our members, it seems in any community there are always outliers. Often,
this concern, due in part to the emotion attached, is given more weight than the needs of such a limited group
warrant. Jim and his people worked directly with our board, and the aforementioned malcontents, as necessary to
see that the work was equitably handled to everyone's satisfaction. If you'll indulge me, reader, I'd like to bring your
attention back to my previous sentence for a moment before we continue.
Competent craftsmen can be a challenge to find. Credible and equitable pricing sometimes seem unattainable. To
find all of these, coupled with the capacity to consistently resolve whatever issues may arise, to the satisfaction of
ALL involved, is something I had not experienced prior to working with Jim.
If I have not already made it clear, trust that my experience has been that, James. E. Williams & Son, Inc. produces.
high quality work, ahead of deadline, on budget, without unreasonable change orders or return trips to correct.
issues. Further, their organization seems to thrive under the direction of a father & son team, both of whom have.
shown themselves to be reliable, trustworthy, easy-going folks it's been a pleasure to interact with.
Hopefully I've painted a clear picture of our experience with Jim and his team. I'll save you any further volunteered.
time spent for the sake of this letter. If you've read this far, I'm sure your community is doing fine under your
direction. If I can lend any further assistance, or address any concerns you might have with this letter or HOA
oversight in general, you're welcome to contact me by phone at (916)410-7111 or email to ryan@fleming.name
